Start with coastal Delaware light, not the paint chip

Sample large — at least 2x2 feet — on two walls in each room, and look at them in the morning, mid-afternoon, and under your evening lamps. Reflected light off water, sand, and light decking pushes cool colors cooler.

Warm whites with a soft greige undertone almost always outperform stark whites in coastal rooms. They stay clean without going clinical.

Sheen is half the design

Matte and flat hide wall imperfections and read expensive, but scrub poorly. Eggshell on walls, satin in baths and kitchens, and a semi-gloss or satin urethane on trim and doors is the combination that looks refined and survives real life.

Ceilings stay flat white in almost every case — a sheened ceiling shows every drywall seam under coastal daylight.

Open floor plans punish room-by-room color decisions. Choose one wall color family and one trim white for the main level, then use accent color deliberately — an island, a study, a powder room — rather than everywhere.
