Case Study: Repainting a Historic Lewes Coastal Cottage

Before: what a decade of salt air looked like

Our walkthrough documented failure in the places coastal homes always fail first. The south and west elevations chalked heavily — a white residue on your hand after rubbing the siding. Horizontal surfaces, especially window sills and the porch rail cap, had open peeling down to bare wood.

Two sill ends and a section of trim return had soft rot from water sitting in failed caulk joints. The shutters were original wood, sound underneath but badly faded.

The scope we wrote for this Lewes home

Historic siding needs patience more than product. We priced carpentry first so nothing surprised the homeowners mid-project, then built the coating system around it.

• Low-pressure wash with a mildewcide, then a full dry-out window before any coating
• Scrape and hand sand failed areas back to sound, feathered edges
• Replace two rotted sill ends and one trim return in kind
• Spot prime all bare wood with a bonding exterior primer
• Caulk joints, sills, and returns after priming so the sealant bonds to a sealed surface
• Two finish coats of a 100% acrylic exterior system rated for coastal exposure
• Strip, sand, and spray the wood shutters off-site; replace corroded hardware

Color: warm white, navy shutters, black door

The homeowners wanted the house to feel current without losing its historic-district character. We sampled two warm whites on the sunny south elevation and the shaded north wall, then reviewed them at 9am and again at 6pm — coastal light shifts a white noticeably across a day.

The winning combination was a warm white field with a soft greige undertone, deep muted navy on the shutters, and a satin black front door. It reads crisp from the street and still belongs on a Lewes block of 19th-century cottages.

After: the finished exterior

The finished house shows clean caulk lines, no telegraphing at repaired areas, and even sheen across every elevation. Because the shutters were sprayed off the house, the louvers have no brush marks and the hardware sits flush.

The whole project ran nine working days including carpentry and a rain delay, with the crew off-site each evening and the property cleared before the weekend.

What it cost and what it bought

This project landed in the mid five figures typical of a full historic exterior with carpentry, shutter work, and two finish coats. A comparable newer coastal build in Long Neck or Ocean View, with vinyl-free fiber cement and no rot, would come in meaningfully lower.

The value is the interval. With this prep and coating system, we expect eight to ten years before a repaint on the sheltered elevations, and closer to six on the exposed south side — versus the three-year cycle the homeowners had been living with.
