The Prep Work That Separates a 3-Year Paint Job From a 10-Year One
Homeowners judge a paint job by the color. Painters judge it by what happened before the color went on. Two crews can use the same $90 gallon and deliver results that are seven years apart in lifespan.
The sequence, in order
Skipping or reordering any of these is where early failure begins.
- Protect first — floors, furniture, landscaping, and hardware masked before a tool comes out
- Clean — wash exteriors, degrease kitchens and baths; paint does not bond to salt, pollen, or grease
- Dry — full dry time before primer, especially after a coastal rain
- Repair — drywall patching, rot replacement, and reglazing before finish work
- Sand and scrape — feather every failed edge so it does not telegraph through
- Prime — every bare, patched, chalky, or stain-prone surface
- Caulk after primer — so sealant bonds to a sealed substrate, not raw wood
- Two finish coats, with proper recoat intervals
How to verify prep is in your estimate
Ask for the sequence in writing, with product names by surface. A contractor who does the work will hand it over without hesitating. If the estimate is one line and a price, prep is the variable being quietly cut.
Why prep matters more near the water
Salt residue left on siding pulls moisture back into the film. An unprimed patch becomes a flash point where the finish looks dull and fails first. Caulk applied over bare wood shrinks away within two seasons of Sussex County humidity cycles.

- Should caulk go on before or after primer?
